Cancellation Policy
Payment in full will be taken at the time of your booking to reserve your room.
Cancellations: We do not charge a cancellation fee if we are informed more than 8 weeks in advance of the date of your arrival however any monies refunded will be minus the credit card fees we incur. If you cancel within 8 weeks of your arrival, we will only offer a refund or part refund if we are able to re-let the room for the length of your stay (minus any fees).

Damage policy
Please take care with our accommodation. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant.
Number of Guests.
The maximum number of guests allowed at the OFH is 4. Children of any age are welcome but please be aware there is a wood burning stove in the lounge that gets extremely hot to the touch. Children must be supervised in this area. No cots or extra beds are available.
Other Conditions
- Age restriction – The minimum age for the responsible booking adult at check-in is 25
- Smoking or vaping is not allowed anywhere in the property
- Parties/events are not allowed
- Pets are not allowed at the OFH
